Useful things to know.

What running costs do I need to consider?

The main running costs are site rent and utility bills. Running costs are typically around £5.5k per year, depending on usage, and owners should also arrange holiday home insurance.

When can I use my caravan?

You can use your caravan during the park open season, which runs from March to November. The park offers 9-month and 7-month season options, and there is no access during December, January or February.

Who can use my caravan?

Your caravan is for you and your family to enjoy. Subletting is not permitted, and caravans are for holiday use only, not permanent residence.

Do you allow dogs?

One dog per privately owned caravan is permitted.

Can I live in my caravan?

No. All caravans on the park are for holiday use only and cannot be used as a primary or permanent home.

What facilities are on site?

Polzeath is a peaceful, quiet caravan park close to the beach. The only on-site facility is a laundry; the focus is a relaxed, low-key retreat rather than a busy holiday park.

How long may I keep my caravan at Polzeath Beach Holiday Park?

Caravans can remain on site for a maximum of 12 years. As an agreement nears its end, the park will discuss options such as upgrading to a newer model or removing the caravan.

What happens at the end of the agreement period?

At the end of the licence agreement, options can include upgrading, arranging removal, or selling back to the park. If you sell before the end of the agreement, sales must go through the park and are subject to a 15% + VAT commission charge.

Are there any site rules?

Yes. Site rules apply to all private owners and users of the park, and are provided alongside the written site agreement.

Do I own the land that my caravan is on?

No. Owners rent the pitch and pay an annual site rent fee, which covers keeping the caravan on site and access to the park.

What about maintenance?

Owners are responsible for maintaining their caravan, although the park maintenance team may be able to help with many tasks if support is needed.
